So we are going to start this one a little bit differently. We are going to talk about active homes on the market. Right now, there are 622 active homes. Of those 622 active homes, only 67 of them have an in-ground pool in the backyard or belong to a community pool! That's pretty slim pickings to be able to escape this heat!
Of all the homes that are active, they range in price from 38,000 all the way up to 6.9 million. Now remember, the data that I pull includes the entire county and not just Las Cruces. If you're trying to buy something under 200,000, there are 241 options to choose from.
Also, let's talk about days on market. So all of the homes that are under contract for sale right now, meaning they already have a buyer going through the process of purchasing the home, those homes have been on the market an average of 68 days and a median of 34 days.
This month saw an increase of 8 homes sold compared to July of 2018, which is a great start on a positive trend for the second half of 2019.
The average sales price increased by less than a thousand dollars from $214,447 a year ago to $215,257 this month.
The area of Las Cruces which saw the most homes sold is once again Las Colinas with 23 homes, followed by Sonoma West with 18 homes.
The most expensive home this month sold for $785,000 off of Superstition Drive in Las Alturas.
