July 2017 Las Cruces Market Report

July 2017 saw 175 homes sold which is up from July 2016 with 166 homes sold, that’s about a 5 percent increase. The average sales price was $191,422 which is up from July of last year at $185,186. As far as list to sales price, which is the amount that sellers actually received from their asking price, that was 97 percent. The median days on market, which is the amount of time between the homes being listed and actually going under contract for sale, was 39 days. Las Colinas had the most sales with 28 homes. Las Colinas is the area North of Highway 70, off of Sonoma Ranch. Four Hills came in second with 13 homes sold, which is North of Highway 70, between Del Rey and Rinconada. The most expensive sold home was on Vista Del Reino in Picacho Hills for $470,000. Remember, real estate is local, neighborhood by neighborhood, price range by price range.
