April 2017 Las Cruces Market Report

April 2017 saw 145 homes sold which is down slightly from a year ago when we sold 149 homes. The average sales price was $182,610 which is up from April of a year ago when it was $163,026. As far as list to sales price, which is the amount sellers actually received from their asking price, that was 97 percent. Median days on the market, which is the time between the home being listed and actually going under contract for sale, was 45 days. Where are all of the homes selling? Well Las Colinas leads the way this month with 23 homes sold. Las Colinas is the area North of Highway 70, off of Sonoma Ranch. 4 Hills came in as the runner up with 13 homes sold. 4 Hills is North of Highway 70 off of Del Rey. The most expensive home in Las Cruces was actually sold in Mesilla this month at $500,000. Remember, real estate is local, neighborhood by neighborhood, price range by price range.
